Midtown, Manhattan office tower, 40 West 57th Street, has secured a new tenant, with 26 North signing an 84,000-square-foot lease.

The deal will give the alternative investment management firm access to four full floors, according to a report from the Commercial Observer. The lease term is for 11.5 years.

While pricing was unclear, Colliers’ August report pegged average Midtown asking rents at $84.68 per square foot, representing a 5.8 percent year-over-year increase.

The property, operated by family-owned LeFrak’s, features private parking at the base and an amenity club, which consists of a lounge, cafe, terrace and conferencing. Wellness will be coming to the club in 2027, according to ownership.

In addition to 26 North, 40 West will welcome Mack Real Estate Group to the 36-story building, as the firm has inked a 20,750 square feet lease across the 17th floor. LeFrak received in-house representation and backing from CBRE on both deals, according to the CO.

Some existing tenants at 40 West include Loro Piana, Andalusian Sports Advisors, Lee Equity Partners, MHR Fund Management and Two Creeks Management.

Evan Fiddle of CBRE noted in a statement cited by CO that the building continues to lure premier tenants thanks in part to its location, which is near Sixth Avenue’s Corporate Row and Central Park.

For office overall in Manhattan, the market remains on pace for its best year of leasing since 2000, according to the August report from Colliers. That comes after signings dipped 16 percent from July and 12.3 percent since August 2025, to 3.25 million square feet last month.
